This home is in a quiet mobile home community.  There is a park one block away that has a basketball hoop, playground, covered picnic area, bathrooms, baseball field, and plenty of room for kids and fur babies to run around.  Our residents report activities that harm others, that degrade the community, or that disrupt the peace in the community. We provide a social service by providing quality affordable housing to all people who put other people over their own interests.  If you have trade skills, we want you.  If you are great with people, we want you too.   This home is move-in ready but needs a few cosmetic touches.   If you have skills and provide labor, we will provide materials and rent credit.  You pay the deposit.  We provide materials.  You provide a bid that shows how much you want to be reimbursed for your labor.  Once you finish, you can move in.  We provide rent credit toward future rent.    Are you ready to make a home?  

 

Two Key Rules

-Credit Score isn't important. Credit Items will be scrutinized. Medical debt is overlooked. If you have rental debt or utility debt, you may be required to pay additional fees or pre-paid rent to qualify. Certain kinds of debt shows past behavior that makes you a potentially riskier tenants, which may result in financial loss to the property owners if you need to be evicted for non-payment of rent or rule violation.

-Criminal Background isn't important if you have turned away from the people and behaviors of your past. You must have a transformative story and at least several years from last occurrence.

-Evictions are important and you will only be accepted with an eviction if it is 7 years old or if you put up additional security or pre-paid rent to secure the owners from loss if there is the need for an eviction, which takes 2-3 months.

-Evictions can also be remedied with co-signers or agencies co-signing for you. A manager of the agency should take financial responsibility by signing to agree to pay rent on behalf of the agency and you if you don't pay rent.

-Applicants are selected on a "first come, first COMPLETE" basis. The applicant that finishes the move-in process found on our website first will be served first.

-Tenants with trade skills are encouraged to apply. You may receive pre-paid rent credit that can go toward future rent payments if you can do work on one of our homes that isn't rent ready.

-Tenants are required to do their own yardwork and pest control. We usually help since we have a commercial sprayer, but if a tenant doesn't keep their home clean, there is no amount of spraying that will solve the problem. They will always come back. It is expected that you put away your food and clean up after yourself to keep insects and rodents away.
