All of the neighbors are nice, kind, and friendly.  Everyone helps each other.  There are lots of children to play with if you have kids.  Most tenants have friendly pets.  There are deer that pass by this home.  It's a great place for a young family.  Please make 3x the rent and have 2x the rent for security deposit before contacting us.

Schedule Walkthrough
To see the home, first call or text us to receive instruction on how to schedule a showing. After you schedule a showing (Step 1) and complete the pre-showing form (Step 2), you will receive an email explaining with instructions on who to call for a showing. We can show homes at anytime, just call before you go so we can be ready. 

Rental Application (After Walkthrough)
If you like what you see after the walkthrough, you will be asked to fill out a rental application online.  Once it is determined that you have 3x the rent as household income and have 2x the rent for the security deposit, each adult will need to pay the $39 application fee to the screening company.  If you don't have additional risk on your background, you won't be charged additional security.  If you have additional risk on your background, you will be asked to pay additional security to cover the additional risk that your application brings.

Two Key Rules
1) pay to stay - You don't have to pay rent, but if you want to stay, you must pay rent.
2) play to stay - You don't have to play by the rules, but if you want to stay, you must play by the rules.

-Credit Score isn't important. Credit Items will be scrutinized. Medical debt is overlooked. If you have rental debt or utility debt, you may be required to pay additional fees or pre-paid rent to qualify. Certain kinds of debt shows past behavior that makes you a potentially riskier tenants, which may result in financial loss to the property owners if you need to be evicted for non-payment of rent or rule violation.

-Criminal Background isn't important if you have turned away from the people and behaviors of your past. You must have a transformative story and at least several years from last occurrence.

-Evictions can also be remedied with co-signers or agencies co-signing for you. A manager of the agency should take financial responsibility by signing to agree to pay rent on behalf of the agency and you if you don't pay rent.

-Applicants are selected on a "first come, first COMPLETE" basis. The applicant that finishes the move-in process found on our website first will be served first.

-Tenants with trade skills are encouraged to apply. You may receive pre-paid rent credit that can go toward future rent payments if you can do work on one of our homes that isn't rent ready.

-Tenants are required to do their own yardwork and pest control. We usually help since we have a commercial sprayer, but if a tenant doesn't keep their home clean, there is no amount of spraying that will solve the problem. They will always come back. It is expected that you put away your food and clean up after yourself to keep insects and rodents away.
